ADA Compliance and Parking Lots: What Business Owners Need to Know

Every business owner needs to think about accessibility. The Americans with Disabilities Act (ADA) requires businesses to provide equal access to people with disabilities.

That includes the parking lot. If your parking area doesn’t meet ADA standards, your business risks fines, legal action, and customer frustration.

Let’s break down what you need to know to have ADA-compliant parking and create a welcoming environment for everyone.

What Is ADA Compliance?

The ADA sets guidelines that ensure people with disabilities can access public spaces safely and comfortably.

These rules apply to everything from entrances and restrooms to walkways and parking lots. ADA compliance in your parking area shows that you value inclusivity and follow the law.

Key Parking Lot Requirements

1. Accessible Parking Spaces

You must provide a certain number of accessible spaces based on the total number of parking spots in your lot. For example, a lot with 1 to 25 spaces must have at least one accessible space.

As your lot size increases, the required number of accessible spots also increases.

2. Van-Accessible Spaces

At least one of your accessible spots must be van-accessible. These spaces need more room on the side and require a sign that clearly indicates van access.

3. Proper Signage

Each accessible space must include a clearly visible sign with the International Symbol of Accessibility. Place the sign high enough to remain visible, even when vehicles park in the spot.

4. Correct Dimensions

Standard accessible parking spaces must measure at least 8 feet wide, with an access aisle of at least 5 feet.

Van-accessible spaces need to be at least 11 feet wide, with a 5-foot access aisle or 8 feet wide with an 8-foot aisle.

These aisles allow people to safely exit their vehicles using mobility devices.

5. Smooth, Well-Maintained Surfaces

Cracks, potholes, or faded striping create safety issues. Keep all accessible areas smooth, level, and clearly marked. Regular maintenance ensures continued compliance and protects your customers.

Why ADA Compliance Matters

Complying with ADA rules isn’t just a legal obligation. It shows that your business values every customer. Accessible parking sends a strong message about your commitment to inclusion. It also protects you from potential lawsuits and penalties.
